Frequently Asked Questions About Commercial Concrete Repair and Installation

The core difference between repair and replacement comes down to longevity and liability. Most commercial and industrial properties are used for profit in some way, and damaged concrete is a significant liability on any of them. Customers are not going to want to walk on crumbled pavement or through standing puddles. Workers are not going to want to operate in a space where they don’t feel safe. At a certain point, concrete and pavement replacement becomes a cost of goods expense. We’ll advise you whether repairs make sense with your budget, or if other options are better.

There are too many variables involved to give a blanket answer. A backdoor set of steps that barely gets used may last 60 to 70 years. An entry apron or walkway prone to extreme traffic may only hold up 5 to 10 years. Each case needs to be evaluated on an individual basis.

We can perform a variety of concrete repairs, including services like grinding, caulking, patching, and crack filling. However, if something needs to be caulked or patched, it’s usually a sign of an underlying problem. On a residential driveway that sees two cars a day, a patch can hold, but a commercial lot or walkway with 100 to 1,000 times that traffic is a fundamentally different situation. We’ll help you determine if patching or repairing is the right solution or whether we’d recommend a full replacement instead.

We typically grind half an inch or less. We can go up to an inch, but only when it leaves 3 or more inches of thickness remaining underneath. Beyond the depth question, grinding is only a viable option when the concrete is still structurally intact. No signs of crumbling, no multiple cracks, and no major surface damage. Once those conditions are present, grinding addresses the symptom and not the problem.

No, and we’ll tell you that upfront. There are hundreds of variables at play: weather exposure, age, the original concrete mix, traffic history, staining, and more. There’s no way to fully match a repair to existing concrete. If commercial concrete is repaired, it will look like a repair. If aesthetics matter for the space, replacement is the path we recommend.

Specialty saws are the answer in most of these situations. We have different saw types for different depths and access conditions, which lets us cut and separate sections cleanly without disturbing what needs to stay. If something adjacent to the work area is unavoidable, we note it in the agreement ahead of time so there are no surprise costs after the fact.

It depends entirely on the type of traffic and load. For constant heavy vehicle movement, 6 inches is often sufficient because the weight is always in motion. For areas holding concentrated, sustained weight (like a dumpster pad during loading and unloading), 8 to 10 inches may be appropriate. When there’s any question, we have engineers who can verify proper specs.

We work in phases. We determine what we can produce each day effectively and properly, then schedule around your operational windows. It takes more coordination upfront, but it’s almost always the better financial decision for the property owner compared to a full shutdown.

Both. Most of our commercial work involves contractors or property managers. If the building is larger, there’s usually a facility manager on-site daily. If we’re working directly with the owner, it’s typically a smaller property. Either way, we adjust our scope and communication approach to fit who’s actually managing the project.

All sub-grades, installation methods, concrete mixes, finishing, and curing procedures are designed for Ohio’s soils and climate. If your concrete makes it through four full season changes in central Ohio without major issues, you have a product that will perform as it should.
